Terms of Service
Last updated October 19, 2026
These terms are an agreement between you and Rentemate LLC ("Rentemate", "we", "us"). They cover the Rentemate website and app at rentemate.com and everything you do in it. By creating an account or using Rentemate, you agree to these terms and to our Privacy Policy. If you don't agree, please don't use Rentemate.
Rentemate is used by landlords (people and companies who rent out homes or rooms), renters (people looking for a place) and tenants (people renting from a landlord who uses Rentemate). Some sections apply only to one of these groups and say so.
1. Who can use Rentemate
You must be at least 18 years old and able to enter a binding contract. If you sign up for a business, you confirm you're allowed to accept these terms for it.
Give accurate information, keep it up to date, and keep your password private. You're responsible for what happens in your account. Tell us right away at support@rentemate.com if you think someone else got into it.
2. What Rentemate is, and what it isn't
Rentemate is software that helps landlords and tenants manage a rental: listings, tours, applications, leases and signatures, rent and payments, utilities, repairs, messages, notices and records.
- Rentemate is not a law firm and doesn't give legal advice. Lease templates, state and local rules, notice deadlines, eviction steps and similar information are general information to help you, and may be incomplete, out of date or wrong for your situation. Check anything important with a lawyer licensed where the property is.
- Rentemate is not a property manager, real estate broker or agent. It isn't a party to any lease, application or agreement between a landlord and a renter or tenant, and doesn't decide who is approved, what rent is charged or how a dispute ends.
- Rentemate is not a consumer reporting agency and doesn't provide credit or background reports.
- Rentemate is not a bank or money transmitter. Payments are handled by the payment companies described in section 6.
Some features use artificial intelligence (AI) to read documents, research rules, draft text or suggest next steps. AI can make mistakes. Review what it produces before you rely on it or send it to anyone.
3. Landlords' responsibilities
If you use Rentemate as a landlord, you are responsible for running your rentals lawfully, including:
- fair housing laws: treating every applicant and tenant the same way regardless of race, color, religion, sex, national origin, familial status, disability, or any other class protected where the property is;
- your screening and approval decisions, and any notices the law requires when you deny or condition an application;
- your leases, fees, security deposits, notices, entry into the home, repairs, and any eviction or collection steps;
- having the right to rent the property and to share the information you put into Rentemate, including information about your tenants;
- getting any consent the law requires before you or Rentemate contact your tenants or renters by email, text or mail on your behalf.
Notices, letters and messages you send through Rentemate are sent by you. Rentemate delivers them; you decide what they say and when they go.
4. Renters and tenants
Information you give a landlord through Rentemate (inquiries, tour requests, applications, documents) goes to that landlord, who decides what to do with it. Rentemate doesn't approve or deny applications. Your lease is between you and your landlord. Questions about rent, repairs, deposits or your lease are for your landlord.
Some landlords ask for an ID check before a tour. It's done by Stripe Identity; Rentemate keeps only the result and the name on the ID, not the images.
5. Text messages
If you verify your mobile number and turn texting on, you agree to receive text messages about your rental: replies in your conversations, reminders, notices and verification codes. Message frequency varies. Message and data rates may apply. Reply STOP to stop texts and HELP for help. Agreeing to texts isn't required to use Rentemate. Carriers aren't liable for delayed or undelivered messages.
6. Payments
- Pay by bank is provided by Stripe. Landlords who accept it connect their own Stripe account, and by doing so agree to the Stripe Connected Account Agreement and Stripe Services Agreement. Rent goes from the tenant's bank to the landlord's Stripe account; Rentemate never holds it.
- Stripe's processing fee is shown before a payment is made. Rentemate may collect it from the landlord's payout to pay Stripe.
- Landlords are responsible for refunds, disputes and bank returns on payments made to them, including any amount Stripe reverses.
- Zelle, Cash App, checks and cash are paid directly between tenant and landlord, outside Rentemate. Rentemate only records them.
- Rentemate is free to set up today. If we add paid plans or fees, we'll tell you before they apply to you, and you can stop using Rentemate before then.
7. Other companies' services
Rentemate connects to services run by other companies, for example Google (sign-in and maps), Stripe (payments and ID checks), Plaid (bank accounts), Twilio (texts), DocuPost (mailed letters), smart-lock makers, Biddlie (service pros) and collection agencies. When you use one, its own terms and privacy policy apply too. We aren't responsible for those services, and some features stop working if one of them changes or stops.
8. Your content
You keep ownership of what you put into Rentemate: listings, photos, documents, messages and records. You give Rentemate permission to store, process, copy and display it only as needed to run Rentemate for you and the people you share it with (for example, showing a listing to renters or a lease to your tenant), and to keep it as described in our Privacy Policy.
9. Things you may not do
- break the law, discriminate, or post false or misleading listings;
- use someone else's account, or add people or properties you don't have the right to add;
- harass anyone or send spam;
- upload malware, try to get into accounts or data that aren't yours, or overload or disrupt Rentemate;
- copy, scrape or resell Rentemate or its content, except your own data.
We may remove content or suspend accounts that break these rules.
10. Ending your account
You can stop using Rentemate at any time and ask us to close your account by emailing support@rentemate.com. We may suspend or close an account that breaks these terms or puts others at risk. Some records, such as signed leases, notices and payment history, may need to be kept after an account closes; see the Privacy Policy.
11. No warranty
Rentemate is provided "as is" and "as available". To the extent the law allows, we make no promises that it will be error-free, uninterrupted, or that information in it (including legal rules, deadlines and AI results) is accurate or complete, and we disclaim all implied warranties, including merchantability, fitness for a particular purpose and non-infringement.
12. Limits on our liability
To the extent the law allows, Rentemate and its owners and contractors are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, rent, data or goodwill. Our total liability for any claim about Rentemate is limited to the greater of the amount you paid Rentemate in the 12 months before the claim, or $100.
13. Indemnity
If you use Rentemate as a landlord, you agree to cover Rentemate's reasonable costs, including legal fees, from claims by others that come from your rentals, your leases, notices or screening decisions, your content, or your breaking these terms or the law.
14. Changes to these terms
We may update these terms. When a change matters, we'll show the new date above and tell you by email or in the app before it applies. If you keep using Rentemate after that, the new terms apply. If you don't agree, stop using Rentemate and ask us to close your account.
15. Law and disputes
These terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules. Before filing a claim, please email support@rentemate.com so we can try to resolve it. Any lawsuit about Rentemate will be brought in the state or federal courts located in Texas, unless the law where you live gives you the right to bring it elsewhere. Either of us may use small claims court for claims that qualify.
